New Architectural Standards Approved

In October of 2019 the Board mailed out an announcement with several proposed changes to our Architectural Standards to be voted upon at our 11/13/2019 annual meeting. We are pleased to announce that after the annual meeting the proposed changes have been approved.

2019 Proposed Architectural Standards

Hello Neighbors, 

This year has been a very busy year for our HOA as we work to establish a baseline for the future.  Much of this work will be discussed at our annual meeting in November.  One important change that we are presenting for review in advance is an update to the Architectural Standards and Control Specifications.  Previously, these Standards have been changed with little or no community input or notice. 

Over the years, changes to the Standards have resulted in a document that is complicated to read, lengthy, grammatically incorrect, and often contradictory.  After receiving feedback from homeowners, and many hours of collaboration between the Architectural Committee and the Board of Directors, we are pleased to present an updated Standards document.  Keep in mind, everyone has varying opinions and it is impossible to satisfy all of those opinions. 

Changes to the Standards document were made to keep our community in-line with our CCRs, continue the spirit of the current Standards document, and make updates that reflect conditions which exist in our community today.  In the spirit of collaboration and inclusion, we invite everyone to review these changes, provide feedback, and be prepared to vote on these changes at our annual meeting. 

It is important to note that it is not our intent to introduce NEW standards/restrictions currently.  Our intent is to simplify, correct, and add/update items which address situations currently present in our community that have historically led to inconsistent enforcement or enforcement of undocumented standards.

9-10-2019 Ice Cream Social

What: FREE ICE CREAM

When: 9/10/2019 from 6PM – 8PM

Where: In the cul-de-sac in front of 107 Sarabande Drive

The BGF Board of Directors would like to invite you all out for an ice cream social. If anyone has been in the community long enough you remember that we once had a social event committee responsible for organizing events to bring our community together. Unfortunately that committee has sat vacant (please volunteer if you would like to help us out) and we haven’t had a social event in many years. As a new Board we wanted to do what we could to get everyone to come out for some fun. Based on historic attendance we have budgeted for 100 servings in the form of a 2 scoop make your own sundae truck so please come early and give priority to the kids as after 100 the truck converts to a pay per serving event. Fresh is a great truck and they have vegan, dairy free, and other such options along with traditional ice cream. We hope to see you there!

Save the Date – 2019 Annual Meeting

While an official notice will be mailed out as we get closer to the event, the Board would like to post the location, date, and time of our next annual meeting with as much advanced notice as possible so that people may be able to save the date.  

This year we have chosen the beautiful and historic Page-Walker Arts and History Center in downtown Cary as the location for our annual meeting on Wednesday 11/13/2019 from 7.30PM to 9PM

It is conveniently located in downtown Cary with several quality restaurants within walking distance.  The physical address is 119 Ambassador Loop Cary NC 27513.  We will be on the second floor.  We look forward to seeing you there.

Lighting Project Complete

We are happy to announce that the upgrading of community lighting to LEDs at a subsidized rate is now complete. This upgrade has allowed our association to save nearly $2500 a year on lighting costs.

The board has reached out to community members whom expressed concern over the removal of six lights. Based on feedback from the same homeowners, in all situations the higher intensity cleaner LED lights bridged the gaps. We believe everyone who originally had concerns has been contact. If we missed you or if you are a homeowner whom had a light removed from your property and wish for it to be returned, please contact us and we will happily review the situation. Thank you.

New Lighting Coming In April

As previously discussed at the 11/13/2018 Board Meeting, in community wide mailings, in targeted door-to-door in-person discussion, online announcements via NextDoor and this website, and a community wide poll, the Board of Directors is pleased to announced the signing of a new contract with Duke Energy and the Town of Cary for upgraded LED lighting. The installation of the new lights and poles is estimated to begin sometime in April 2019. We will make another announcement on this website and NextDoor alerting homeowners to move their vehicles if parked in front of light poles when the dates are finalized. This is an exciting time and a huge cost savings to the HOA.

In an additional effort to cut costs by leveraging digital communication, we would greatly appreciate your time in completing the following survey. This survey will provide us with up-to date contact information and communication preferences. Each piece of mail that we do not need to send saves the HOA nearly a dollar.

The new board has been hard at work making changes to modernize our community. We believe in open, honest, and transparent communication. We will use this site to post newsletters, community announcements, and most importantly: COMMUNITY POLLS.
